How it works2025-12-22T21:41:45+00:00

Comprehensive strategy and execution for maximum returns.

High-performing spaces aren’t created through piecemeal decisions or endless approvals. Our process is designed to protect guest experience, project momentum, and return on investment—while minimizing friction for owners and operators.

All projects follow the same
core service structure

WHOLE-PROPERTY STR DESIGN & PLANNING2025-12-22T21:26:21+00:00

Every project begins with our Base service.

This does not mean every room is renovated. It means every space is evaluated so decisions are intentional, budgets are protected, and the guest experience is cohesive.

This phase establishes:

  • Overall design direction and aesthetic authority

  • Layout, scale, and flow corrections

  • Interior and attached exterior strategy

  • Furnishing, finish, and durability recommendations

  • A practical execution roadmap that may be phased over time

If you’re looking for a few isolated recommendations, this approach may feel like more than you expected. But in STRs, fragmented updates usually cost more over time than a cohesive plan executed in phases.

DECISION AUTHORITY & DIRECTION2025-12-22T21:25:03+00:00

Client input is intentionally concentrated at the front of the project, where it has the most impact.

Once design direction is approved:

  • Selections move forward without incremental approvals

  • Decisions are made in service of the agreed strategy

  • Scope remains protected from emotional or reactive changes

This allows projects to stay on schedule, on budget, and aligned with performance goals.

ADD-ON PLANNING MODULES2025-12-22T21:24:20+00:00

Some properties require additional planning beyond the base scope due to complexity—not preference.

Add-On Planning Modules address items such as:

  • Exterior structures or railing changes

  • Paint and stain strategy

  • Amenity placement (pools, saunas, playsets, etc.)

  • Access challenges, slope, or hazard conditions

  • Specialty installations or coordination

These modules are scoped and priced separately so base planning remains predictable while complexity is handled intentionally.

PROCUREMENT & LOGISTICS2025-12-22T21:38:42+00:00

When procurement is included, we handle:

  • Sourcing and ordering

  • Delivery coordination

  • Insured storage (as available)

  • Removal or disposition of unsuitable items

  • Inventory tracking through installation

This removes the burden of logistics from owners and prevents delays caused by missing, late, or incompatible items.

INSTALLATION & EXECUTION2025-12-22T21:16:25+00:00

Installation and execution are approached as property-based, not item-based.

Base execution covers:

  • installation planning and sequencing

  • labor coordination and on-site oversight

  • placement, staging, and styling

  • hanging art, mirrors, window treatments, and string lights

  • debris removal and coordination of post-install cleaning

  • final readiness for photography or launch

Execution may be phased and is quoted based on site conditions and approved scope. Additional labor triggered by construction, hazards, or timeline compression is handled through defined add-ons.

FINAL READINESS2025-12-22T21:16:33+00:00

The goal is not “finished.”
The goal is guest-ready.

Each project concludes with a final pass to ensure the space performs visually, functionally, and operationally—before the first guest arrives.

STR performance isn’t driven by individual rooms—it’s driven by cohesion.

For that reason, all STR projects begin with Whole-Property STR Design & Planning.

Not every space is renovated, but every space is evaluated so decisions work together instead of competing for attention or budget.

This allows owners to:

  • Execute upgrades in phases

  • Rework listings and photography immediately

  • Avoid over-investing in changes that won’t move bookings

Planning is comprehensive.
Execution is flexible.

In short-term rentals, the product isn’t furniture or finishes—it’s performance.

We don’t design rooms in isolation because guests don’t experience properties that way. They experience flow, comfort, clarity, and consistency. Our process is built to protect those outcomes from fragmented decisions and late-stage reactions.

This is also why partial design services aren’t offered. Fragmented scope creates fragmented results.

Design is not the product

Why our process looks different

BLACKMORE spaces does not operate like a traditional interior design firm.

Our work sits at the intersection of hospitality operations, guest psychology, real estate performance, and on-the-ground execution.

That means decisions are made using pattern recognition, market data, and operational reality — not personal taste or trend chasing.

We design fewer options, make clearer calls, and move faster because we’re solving for outcomes, not preferences.

This is why our process emphasizes planning, authority, and cohesion over collaboration-by-committee.

Many owners assume performance hinges on a single renovation or relaunch. In reality, thoughtful planning paired with updated photography and listing optimization often unlocks a second (or third) performance lift —without a full rebuild.
