INSTALLATION & EXECUTION

Installation and execution are approached as property-based, not item-based. Base execution covers: installation planning and sequencing labor coordination and on-site oversight placement, staging, and styling hanging art, mirrors, window treatments, and string lights debris removal and coordination of post-install cleaning final readiness for photography or launch Execution may be phased and is quoted based on site conditions and approved scope. Additional labor triggered by construction, hazards, or timeline compression is handled through defined add-ons.

ADD-ON PLANNING MODULES

Some properties require additional planning beyond the base scope due to complexity—not preference. Add-On Planning Modules address items such as: Exterior structures or railing changes Paint and stain strategy Amenity placement (pools, saunas, playsets, etc.) Access challenges, slope, or hazard conditions Specialty installations or coordination These modules are scoped and priced separately so base planning remains predictable while complexity is handled intentionally.

DECISION AUTHORITY & DIRECTION

Client input is intentionally concentrated at the front of the project, where it has the most impact. Once design direction is approved: Selections move forward without incremental approvals Decisions are made in service of the agreed strategy Scope remains protected from emotional or reactive changes This allows projects to stay on schedule, on budget, and aligned with performance goals.

WHOLE-PROPERTY STR DESIGN & PLANNING

Every project begins with our Base service. This does not mean every room is renovated. It means every space is evaluated so decisions are intentional, budgets are protected, and the guest experience is cohesive. This phase establishes: Overall design direction and aesthetic authority Layout, scale, and flow corrections Interior and attached exterior strategy Furnishing, finish, and durability recommendations A practical execution roadmap that may be phased over time If you’re looking for a few isolated recommendations, this approach may feel like more than you expected. But in STRs, fragmented updates usually cost more over time than a cohesive plan executed in [...]
